Blacktop that holds up in Royal Lakes

Planned in 1956 as a resort-style lot community, Royal Lakes was cut into 2,435 lots of just 25 by 125 feet. Residents voted to incorporate in 1972, largely because the developer had made no provision for road maintenance. We pave driveways and parking areas here with that history in mind: narrow original lots and streets that need a real base.

The village is built around three small man-made lakes, and we also pave parking pads for boat trailers and shared spaces near the water. Every driveway and lot we pave gets a compacted rock base, a slope that sends water away from the house, and hot-mix asphalt rolled tight at the edges. Call (866) 490-7680 for a free estimate, and you get 25% off.

Driveway paving in Royal Lakes

With original lots only 25 feet wide, a driveway can run close to the property line. We measure carefully, set clean edges, and grade so runoff does not end up in a neighbor's yard. Near the lakes, we slope the surface so water sheds to the side rather than toward the house. Home driveways typically get 2 to 3 inches of compacted asphalt over a compacted rock base.

Parking lot paving in Royal Lakes

Most lot work in a village of this size is small: a parking pad for a boat trailer, extra space beside a garage, or a shared area near the water. For a shop or business lot near the Route 16 and Route 159 junction, we build the base for truck traffic. Each lot gets drainage planned in and hot-mix asphalt placed in lifts.

Road construction & private roads

We repave and rebuild private roads, shared drives and lake access lanes. On a narrow street, the base and the edges matter most: we cut out failed sections, compact new rock, crown the surface so it drains, and place asphalt thick enough for garbage trucks and deliveries. Chip seal is an option on low-traffic lanes.

General asphalt paving & repair

A lot of rural pavement near Royal Lakes fails at the edges, where water gets under the asphalt and tires break the shoulder down. Overlays, edge rebuilds and better drainage are often the fix. When the base is gone, we rebuild it before we pave.

What's under a Royal Lakes driveway

Meshach, Shad and Shadrach, the village's three small lakes, sit on tributaries of Coop Branch. Near water, low ground can stay wet after rain, and clay-heavy soils common around St. Louis hold that moisture. Freeze-thaw cycles then heave a weak base. We dig out soft spots, build compacted rock and grade for runoff.

The part of the job you can see is the last two inches. Ask what is underneath, how it will be compacted, and which way the finished surface drains.

Compacted asphaltTypically 2 to 3 in. for a car drive
Stone baseTypically 4 to 8 in., compacted
Drive on itUsually 2 to 3 days, longer in heat
First sealcoatTypically 6 to 12 months after paving

Typical ranges. Your Royal Lakes estimate is sized to the soil, the traffic and the drainage on your property.

Royal Lakes paving questions

Straight answers for Royal Lakes homeowners and property managers. Anything else, call (866) 490-7680.

My lot is narrow. Can you still widen the driveway?

Often, yes. We check your property lines and the space beside the drive, then build new compacted base and pave so the added width ties into the old surface. On tight lots we plan runoff carefully so water does not end up in a neighbor's yard. We look at it during the free estimate.

Do you pave village streets and shared lanes in Royal Lakes, not just driveways?

Yes. Road construction is one of our main services, including private roads, subdivision streets and shared lanes. We grade, build a compacted rock base, crown for drainage and pave in asphalt or chip seal. For a street that serves several homes, we can price it as one project.

What goes into the price of paving in Royal Lakes?

On a Royal Lakes job the price comes down to size, how much base work is needed, the asphalt thickness, whether old pavement has to come out, drainage fixes and how easily trucks can reach the work. Your written estimate lists each of those so you can compare it with other bids line by line.

Can you pave where a truck cannot easily turn around?

Usually yes, and it is a common question on Royal Lakes lanes. We plan the approach before the day of paving, and building a turnaround into the job often costs less than you would expect while making the drive far more usable.
